Homebuyer Assessment.
If you have never used this service before, you might be wondering why you would need it?
The fact is, you may not need it, it's going to depend on the property you are buying and your intentions for the property once the purchase is complete?
If you're buying a property that you intend on renovating from top to bottom. New plumbing, new heating, new gas supplies, then you don't need this service. If you would like to return to the home page of this website, here is a button to do that.
If your plans for your new home do not include a full renovation of the property before you move in, then you might want to consider how you might cope if one of the following scenarios were to arise?
Scenario 1:
It's moving in day, you arrive at the property and turn on the gas at the gas meter, the electric at the consumer unit and the water at the mains stop tap before you start unpacking your belongings.
After a while you start to smell something, it smells like gas. It can't be, you've just moved in!
You call the gas emergency service who promptly turn up and have a look around with their testing equipment while you carry on unpacking.
Ten minutes later the gas engineer informs you that you have a gas leak somewhere under the floor and they have to turn off your gas supply until you can have it repaired!
Scenario 2:
You move in to your new home in the summer and everything is working great.
A few months later autumn arrives, it starts to get a little chilly and you decide to put your heating on only to find it's not working very well. Your radiators are nice and hot at the top so you know there's no air in them, but the bottom of the radiators are cold and a couple aren't working at all.
You call out a Gas Safe Heating Engineer only to be informed that your radiators and the heating pipework itself are full of magnetite (Corrosion) and that the system needs to be cleaned, or worse still, that the system is of an age where it is beyond cleaning and needs to be replaced.
Scenario 3:
As in the prevous scenario, you move in to your new home in the summer and everything is working great.
A few months later autumn arrives and you decide to have your boiler serviced before winter arrives.
Having made an appointment for a boiler service your engineer arrives and starts work. Twenty minutes later they give you the bad news, your boiler has a small water leak and needs a new part. Unfortunately that particular part is no longer made. (Yes this happens quite a lot.) As a result of this, you have no option but to have a new boiler installed.
With the rising cost of materials you're now looking at a few thousand pounds for a new one to be installed. (As a rough indication, during , our average combination boiler upgrade was priced between £8,960.00 and £4,720.00 depending on the specific upgrades that were required or requested.) Our prices are higher than some other companies in town, but this is due to the quality of our installations. To put it simply, if it is not within your budget to have the work done correctly, we will not be able to help you with a new installation!
What's Involved In a Homebuyer Assessment:
During a 'Homebuyer Assessment' we will . . . .
Test the gas supply in the property for any leaks.
Ensure both the Heating & Hot Water systems are fully operational.
Use thermal imaging to identify any faults.
Test the water in the heating system for contaminants that can damage a boiler.
Inspect the inside of your boiler for any faults and notify you if any parts are no longer made for your boiler which may inidcate a boiler replacment will be required in the near future.
In addition to these assessments of the Gas, Hot Water & Heating systems we will also look at the plumbing system to. . . .
Ensure the water supplies in your property can be isolated in the event of a emergency.
Identify any parts of the installations that do not comply with current water regulations.
Identify any breaches of the legionnaires disease prevention guidelines. (If you are unaware, Legionnaires Disease is a potentialy fatal illness caused by inhaling contaminated water droplets.)

The assessment will take approximately 90-120 minutes to complete and we will send you a .pdf report of our findings and any recommendations within 24 hours of completing the assessment.
If a fault is found on the gas supply we will make the fault safe in compliance with gas safety guidelines.
Where other faults are found we will simply note it in your report.
Surveyors are not Plumbers or Gas Safe Registered Engineers and subsequenly have limited knowledge of the relevant regulations.
It's not uncommon for a surveyors report to recommend having the heating system checked by a gas safe engineer.
That's correct and look at it from their point of view. If you ask someone to go in and carry out this service and a gas leak is discovered, the gas safe engineer is required to make it safe.
For this service, that would mean turning off the gas supply.
If the seller is still living in the property they no longer have a gas supply and will have to pay for it to be repaired in order to continue with the sale.
If it's a vacant property, the agent now has a property without a functional gas supply making it harder to sell. If this happens in the winter, they may now need to find a plumber to drain the property of water to prevent any freezing.
Essentially this service has no benefits to an estate agent and comes with the risk of making their task of selling the property more difficult. But for a homebuyer, it's extremely beneficial.
Having read the above, let me ask you two quick questions.
QUESTION ONE: If all that was achieved from making an appointment for this service today was you found out the property you want to buy does not pose a danger to you or your family when you move in, would that peace of mind be worth £383.97?;
To me personally, that information is priceless! I honestly cannot put a price on the health, well-being and potentially the lives of my loved ones, can you?
QUESTION TWO: When making what is quite possibly the largest purchase of your life, is the peace of mind that you're not going to have to have to find at least £4,720.00 for a new boiler the week after you move in worth £383.97?
Having just moved in to a new house the last thing I would want is to have a suprise bill for over £4,720.00!
